Property Investment Manager/ Associate

Roles & Responsibilities

  1. Search for and present properties with renovation or resale potential. These properties can range from old ones that need a complete makeover to new ones priced below market value, where minor improvements can generate profits for the company.
  2. Lead the property acquisition team and develop strategies to meet the property purchase targets in line with the company's direction.
  3. Assist the team in managing and assessing property values for purchasing, ensuring timely and accurate appraisals in line with market prices.
  4. Conduct feasibility studies on acquired properties and gather relevant data to prepare presentations for the committee's approval.
  5. Coordinate with the design and construction teams to calculate costs and potential profits from renovating the properties.
  6. Plan and explore new channels and mechanisms to source properties for renovation, including working with individuals and organizations such as NPA asset management companies, banks, the Legal Execution Department, property buy-back firms, and others.
  7. Develop strategies and guide the team in negotiating purchase prices with sellers, ensuring deals close within the set budget.
  8. Oversee the property acquisition and customer service teams, ensuring smooth operations according to the roadmap.
  9. Collaborate with internal teams, such as accounting and legal departments.
  10. Perform other assigned tasks.

Qualifications

  1. Experience in related fields such as business development in real estate companies, property appraisal departments, renovation for sale, real estate brokerage, property buy-back companies, asset management firms, etc.
  2. Basic understanding of property valuation principles, with the ability to assess the potential and risks of each property. Capable of identifying key information necessary for making purchasing decisions.
  3. Strong understanding of location trends, knowing which properties are easy or difficult to sell.
  4. Ability to work under time pressure and achieve set targets.
  5. Experience managing teams or demonstrated ability to do so.
  6. Understanding of feasibility study principles and basic financial knowledge.
  7. Proficiency in tools such as Microsoft Excel, PowerPoint, and project management software.
  8. Willingness to learn and utilize new data from the data team to enhance property acquisition.
  9. Negotiation skills and experience in coordinating with government agencies.
  10. A basic understanding of legal aspects related to the purchase and renovation of second-hand properties is a plus.
  11. Possession of a personal vehicle for property inspections to ensure accurate appraisals (expenses reimbursed according to company policy).
